The developer's proposal for this 45.6m² apartment on Kīpsala island was a single bedroom layout. The client wanted two bedrooms. A two bedroom apartment commands significantly higher rental yield in Riga's short stay market. The developer said it could not be done within the footprint. It could.

The redesign places a full bathroom and kitchen core at the centre of the plan, with one bedroom on each side. Both bedrooms have windows. The living and dining space runs along the full window wall facing the garden.

The apartment has been operating as a short stay rental since 2022. Materials and styling were chosen for the short stay market rather than the Ruimte residential palette, but the spatial logic is the same: start with the floor plan, not the furniture.

We had no idea what was possible in this apartment. Ruimte saw it immediately.
